Subject: Stratford/Cresford - change of plans
Hello neighbours,
Given the current economic climate, I'm sure it will surprise no one to hear that sales of Cresford's proposed development have not been as strong as hoped. Dan Casey, the CEO of Cresford recently communicated to the task force that the project is being "reworked" and that people who had already purchased units in the previous project have been notified and their money has been refunded.
Attached is some material from Cresford showing their proposed new development.
All of the attached material is very preliminary. Included in the package in PDF format are:
- a cover letter from Dan Casey, CEO of Cresford
- a front elevation for one of the buildings
- a overall site plan
- a section plan for one of the buildings.
As you will see, the new plan calls for twelve low-rise, townhouse style buildings. If that's all you need to know, then read no further.
Alison Noble, immediate neighbours and Cresford met over a week ago and below are notes of the meeting:
MEETING NOTES
* the design goal was to come up with a new plan that worked within the parameters that the Community and City had already specified
* the basic site plan layout and concept is the same: subdividing the site with an internal road with access from Bayview and positioning low-rise buildings around this road
* Joe Brennan's architectural concept and basic building appearance will be preserved as much as possible
* the density of the new plan is the same as the old at approx. 360,000 sq. ft.
* the height of the buildings will be equal to or less than the height of the original proposal
* the property line setbacks will remain the same as the original proposal
* the number of units will increase from just under 100 to between 300 and 350
* the selling price of the units will decrease from multi-million dollar price points to between $400,000 and $500,000
* smaller units will be placed along Bayview, larger ones on the inside
* all buildings will be 3 and a half stories high including the ones along Bayview; (they will no longer be taller)
* units will now have 9 foot ceilings instead of 11 foot
* the walkout balconies on the back of buildings adjacent to our homes have been removed; there will no longer be any 'balcony overlook' issues
* there are no longer any private backyards and there are no back exits from the buildings around the site's periphery; this implies that the 'backyard' area adjacent to our homes may be used less
* the landscape allowances that the community had negotiated will be honored
* landscaping that was requested on Cresford's land will still be planted
* buildings will now have peaked roofs; the roof peaks will be about 3 feet higher than the previously planned buildings but this 'high point' will be further away from our homes
* there will still be an underground garage
* this is one of two proposals Cresford was considering; the alternative was apartment buildings.
* Cresford has already presented this concept to the City to get their initial reaction. That reaction was positive.
* Joe Brennan will no longer be involved in the project; Brian Gluckstein will stay involved
* the building process will be staged; buildings will go up as sales permit; order of staging TBD
* next steps: get feedback from the Community, submit development application to the City
